Permeable Paver Driveway and Drainage Solution in Sequoyah Hills, TN
This project in Sequoyah Hills, one of Knoxville’s most established neighborhoods, started with a serious drainage problem and grew into a full exterior transformation. The homeowners were dealing with water rushing across their patio and into the garage every time it rained. They wanted a permanent fix, not a patch, and they wanted it done right.

Once the drainage issue was solved, the homeowners asked us to replace their cracked concrete driveway and refresh the entire landscape to match the new hardscape.

Client Goals
The initial goal was simple but critical: stop water from flooding the garage during heavy rain. The homeowners wanted a solution that would manage water properly without sacrificing the look of their patio and driveway. After seeing the quality of the drainage work, they decided to move forward with a complete exterior upgrade.

Our Process
We began with a full site evaluation to understand how water was moving across the property. The tight access and limited working space required careful planning, especially with the amount of material needed for proper base depth.
Our installation process included:

- Excavating and installing a 24-inch clean, open-graded base to support the permeable system
- Installing Belgard Aqualine Savannah permeable pavers to allow water to pass through the surface rather than run toward the garage
- Using schedule 40 perforated piping, corrugated pipe, and NDS-style grate drains to safely collect and redirect water
- Properly leveling and grading the driveway and patio areas to control surface flow
- Replacing the existing concrete driveway with permeable pavers, supported by 80 tons of base material
- Reusing the homeowner’s existing brick edging to maintain character and continuity
- Completing a full landscape redesign, including planting beds, irrigation, sod, and placement of a 5,000 lb boulder as a natural focal point
Every layer of this project was built with function first. The permeable system allows water to move through the pavers, into the base, and away from the home, even during heavy rainfall.
